Information to gather for a real estate draft.

Prepare the investment story

Gather property identity, ownership or control, rent roll, operating history, financing, capital improvements, market evidence, and the intended exit. Identify who owns or controls the asset and which material agreements are still being negotiated. Keep evidence separate from forecasts and state unresolved facts plainly.

Build the economics

Reconcile rent, vacancy, expenses, debt terms, capital reserves, and exit value. Make clear which values are actual, assumed, or contingent. Check that the raise, uses, fees, and distribution terms describe the same plan. Supporting exports vary by workflow; do not assume every asset class has a real-estate-style Excel model.

Review the disclosures

Consider environmental matters, leverage, leasing, tenant concentration, refinancing, and execution. The suggested risk library is a starting point and needs deal-specific edits. Confirm issuer, security, exemption, investor process, and tax or regulatory statements with the appropriate advisers.

Prepare the review package

Use Review to find missing information, then export a working Word draft for counsel. Provide the underlying agreements, diligence, and model. Replace every fictional sample fact before sharing. A completed workflow is not an approved offering.

Reconcile the operating schedules

Compare property facts, unit or space counts, rent roll, market discussion, capital budget, environmental information, and loan terms with the acquisition records. Confirm the period represented by operating data and distinguish current rents from projected rents after improvements.

Check that renovation timing, occupancy changes, financing, reserves, and exit assumptions tell the same story in the narrative and model. A property image in a public sample is only an illustration. Your legal draft uses a typographic cover; it does not attach a fictional property photograph as evidence of the acquisition.
