Farmland workflow checklist
Information to gather for a farmland draft.

Prepare the investment story
Gather acreage, land tenure, crops or lease strategy, operator, water rights, infrastructure, soil, and operating evidence. Identify who owns or controls the asset and which material agreements are still being negotiated. Keep evidence separate from forecasts and state unresolved facts plainly.
Build the economics
Reconcile yields, crop prices or rents, water and input costs, improvements, and exit assumptions. Make clear which values are actual, assumed, or contingent. Check that the raise, uses, fees, and distribution terms describe the same plan. Supporting exports vary by workflow; do not assume every asset class has a real-estate-style Excel model.
Review the disclosures
Consider weather, water availability, commodity exposure, operator dependence, environmental matters, and land valuation. The suggested risk library is a starting point and needs deal-specific edits. Confirm issuer, security, exemption, investor process, and tax or regulatory statements with the appropriate advisers.
Prepare the review package
Use Review to find missing information, then export a working Word draft for counsel. Provide the underlying agreements, diligence, and model. Replace every fictional sample fact before sharing. A completed workflow is not an approved offering.
Match land rights with the operating plan
Collect acreage and ownership records, crop or use plans, water rights and infrastructure information, operator or lease arrangements, material improvements, and relevant operating history. State whether the issuer owns the land, leases it, or expects another contractual interest.
Compare crop and operating assumptions with the operator arrangement and capital budget. Weather, water availability, input costs, tenant or operator performance, and exit assumptions can affect outcomes differently. The sample’s acreage and water narrative are fictional and must be replaced with verified deal information.
